Your insurer asked about your roof. Here is what to do.
A free guide from VetMyProposal, shared by your insurance agent.
1. Know the rule
Roof under 15 years old: an insurer may not refuse to issue or renew your policy for roof age alone.
Roof 15 years or older: you can have it inspected first, at your cost, by an inspector your insurer approves. If it shows 5 or more years of life left, age alone cannot be the reason for refusal.
Florida Statutes 627.7011, for policies issued or renewed on or after July 1, 2022.
2. If you need a new roof
Get at least three written quotes for the same work.
Make sure each one states: tear-off, decking (sheets included and price per extra sheet), underlayment, material, flashing, who pulls the permit, disposal, warranty years and start date.

3. Walk away if a roofer
Offers a gift, cash or to waive your deductible for an inspection or for filing a claim.
Tells you what your policy covers or offers to handle your claim without a public adjuster license.
Florida Statutes 489.147. A roof contract must include a notice about these practices; if it is missing you can void the contract within 10 days.
